Our service begins at $899.00 for up to 40 images and includes the Following:

Consultation: Initial meeting to discuss your property, your goals, and any specific requirements and your preferred shoot date(s).
Booking: Once you have completed your consultation and are satisfied with our services, please do not hesitate to reserve your session on our website. Once your payment has been verified, we will reach out to you to confirm your shoot date.
Contract: After confirming your booking, we will send you an Airbnb / Real estate contract to sign. This document will contain our terms and conditions and provide instructions for using images safely.

Complete Interior & Exterior Coverage: I capture every key area of your property—from curb appeal and outdoor spaces to living areas, dining rooms, bedrooms, and clean bathroom details. I also highlight your kitchen, appliances, and special features like fireplaces, balconies, or home offices.

Pro-Grade Equipment: I arrive fully equipped with professional cameras, specialized lenses, studio lighting, and tripods to ensure a seamless, high-quality shoot from start to finish.
Multi-Platform Deliverables: You’ll receive a tailored mix of both horizontal (16:9) and vertical (9:16) shots—optimized for your listing platforms, website headers, and high-impact social media posts.
Meticulous Post-Production & HDR: I personally edit each image using professional HDR technique, expertly blending interior lighting with window views for an overall balanced, natural exposure that showcases both your room and the view outside.

It typically takes 2 weeks to process proofing galleries. If you need them sooner, please inform us and we'll be glad to help. Our rush delivery service begins at $200.00 for the basic package.

Add twilight photos to your package and enjoy both golden hour and magical nighttime shots during your session. I don’t just shoot until dusk—I artfully create a nighttime rural scene that’s true to your location, with high-end edits like sky replacement and Upstate-inspired ambiance. This approach highlights the inviting atmosphere of your property, helping to convey the best experience for overnight stays on platforms like Airbnb and Vrbo. You will receive a maximum of 7- 10 images depending on your amenities.

Our assortment of household props includes a variety of items such as plants, fruits, and local magazines, all of which can help create a cozy and welcoming atmosphere for your guests during their stay.

Want the fire pit glowing, the sauna steaming, or the string lights lit for your twilight shots? I'll arrive early to activate your amenities and stay after to make sure everything's safely shut down — so you don't have to be on-site to manage it. Waived if amenities are activated and shut down by host prior to arrival.

When you book a session, you receive a commercial license to market and promote your property.Where you CAN use the images:
Property Listings: Airbnb, VRBO, Booking.com, and local MLS platforms.
Digital Marketing: Your property’s stand-alone website, landing pages, and social media channels (Instagram, Facebook, TikTok).
Local Print: Guest guidebooks, welcome packets, or local neighborhood brochures.
What requires additional licensing:
Third-party transfers (e.g., giving the photos to your interior designer, contractor, or architect for their business marketing).
National print campaigns or television advertising.
Full usage details and safe-use instructions are outlined in your contract upon booking.

When you are prepared to make a reservation, you can purchase the package and desired add-ons from our shop. After purchasing, we will send you the Airbnb or Real Estate Contract via email for your signature. Once the contract is signed, your booking is officially confirmed, scheduled and secured.

Although we do not provide overnight services, we are more than willing to accommodate multi-day shoots.

In our inventory, we offer a variety of props such as fruits, throw blankets, and plants, as well as local magazines that can greatly enhance your photos. Our objective is to showcase your existing items without excessive styling.

Our business is located in Callicoon, New York and we offer free travel within a 45-minute distance from our base. Any locations outside of this radius will require an additional travel fee. Please view our 2026 Travel + Safety Policy for details.

Once your contract has been signed, we will confirm the date and time of the shoot. We will reach out to you 48 hours prior to the shoot to confirm your address and entry code. If you need to reschedule, please inform us and we will gladly make the necessary arrangements to accommodate your request.

It typically takes around 2 weeks for images to be processed and delivered. Once completed, we will send you a link via email for accessing your images.

There is no need for you to be present during the shoot. We will arrive an hour before the scheduled shoot time to enter the property and prepare our equipment. We make sure to handle the property with great care and leave it in its original state. We will check in upon arrival and departure.

Our photo shoots typically last 4 to 5 hours for a standard 3-bedroom, 2-bath home. If twilight photography and staging are requested, an extra 2 hours will be needed. To ensure high-quality work, we limit our schedule to no more than two homes per week and only one per day. This allows us to devote ample time and attention to each project. We also reserve a spare day in case of rain or if you need to reschedule due to bad weather conditions.
